Thanks to its preeminent position in the market, Absolu Living is able to offer you the best apartments at the most reasonable prices, both in Paris and Nice, on the French Riviera.

Renting a furnished apartment gives you more space than a comparable hotel room while remaining competitively priced and retaining all the services you would normally find in a hotel, such as welcoming facilities, cleaning, and concierge service.

I - Rental rates displayed on the apartment page.

Rates per night and per week include the agency fee and all utilities (except telephone). This rate is applicable to short-term and medium-term rentals, from 3 nights to approximately 90 nights:

For stays between 7 nights and 30 nights, the rate includes a discount of 10% off the nightly rate.

For stays between 30 nights and 90 nights, the rate includes a discount of 35% off the nightly rate.

For medium-term and long-term rentals (for 3 months or longer), the rent does not include agency commission, or any utilities (electricity, telephone, etc).

For these rentals, the agency commission is 15 % + taxes of the basic rate, with a minimum 1 month rental. For stays of multiple months, we invite you to consult with us directly for our best rates. The longer the stay, the more likely it is we are able to give you an attractive rate.

II - Content of payments included in the basic rate.

In choosing an apartment from Absolu Living, you will benefit from a competitively-priced lodging, with hotel-style services that we offer you in order to facilitate the best possible stay.

Nightly and weekly rental rates include :

Rent and agency fee.
Furnishing of linens, as well as their changing each week.
All utility charges (water, electricity, and gas).
All subscription charges, such as television, cable service, internet, and telephone (specific to each apartment).
A welcome pack which you may use to prepare hot beverages (coffee, tea, and hot chocolate).
Assistance during your stay, to take care of items specific to your reservation, as well as to respond to your questions.
Free internet access at our agency, as well as fax and document service during your stay.

The monthly rate, for stays longer than 1 to 6 months (specific to each apartment), includes:

Rent (uniquely).
Furnishing of linens.
All subscription charges, such as television, cable, internet, and availability of telephone service (specific to the apartment).
Assistance during your stay, to take care of items specific to your reservation, as well as to respond to your questions.
Free internet access at our agency, as well as fax and document service during your stay.

The tariff does not include: Agency fee, weekly cleaning service, changing of linens, usage charges for electricity and telephone, as well as additional television and internet subscriptions.

In case of cancellation, and according to our general conditions of sale, 50% of the deposit is retained if the cancellation occurs more than 40 days after the date of the beginning of the stay. Cancellations occurring less than 40 days after the date of the stay will result in retention of the entire deposit. In case of no show, the balance is due and it will be charge. In case of interruption of the stay by an anticipated departure, no reimbursement will be possible, in consideration of the agreements signed with the proprietors of the apartments.

III - Supplements applicable to the basic rate.

1. Reservation fee.

The Absolu Living team will do its utmost to find the best apartment for your next visit to Nice, even if you only want to stay for a few days.

In order to accept very short-term reservations, we ask for reservation fees and applicable taxes independent of the rent.

Our reservation fees vary in function of season and length of stay. They vary between 19 euros and 39 euros for a studio or a 1-bedroom apartment. We will indicate the rate applicable to your stay on the apartment request you send to us.

The minimum length of any stay is 3 nights. Due to agency constraints, a supplement of 35 euros will be charged for all stays shorter than 3 nights, so as to cover apartment preparation expenses.

2. Morning arrival and/or late departure.

The normal hour for check-in is 14:00 (2:00pm). If the apartment is ready before this time, it may be possible to move up the check-in time.

In case of an arrivals outside normal business hours at our offices (9:30am to 21:00/9:00pm Monday-Friday, 12:00pm-17:00/5:00pm Saturday) a transfer service from the airport to the apartment is available. The chauffeur will give the keys to the apartment directly to you. This service will incur a 45 euro charge per person (30 euros for the shuttle service + 15 euros for the key service) or 57 euros for two persons (42 euros for the shuttle service + 15 euros for the key service).

If this service is not available or you decide not to use this service, a late arrival fee will be charged.

If the apartment is ready before 14:00 (2:00pm), it may be possible to move up the check-in time.

In case of late arrival, betwen 08:00pm and 10:00pm the fee charged is 35 euros, and betwen 08:00pm and 10:00pm the fee charged is 55 euros . No arrival can be accommodated after midnight, without making prior arrangements.

For morning departures, either before 8:30am during the week and before 11:00am on weekends, please consult with us to make arrangements for check-out.

3. Additional persons.

Our studios are equipped to comfortably lodge 2 people in a double bed. It is not possible to lodge another person in these accommodations.

Our large studios are equipped to receive 2 persons in a more spacious environment, with a double bed in most cases. Certain large studios include a double bed for one person. There is a 12 euros supplement for a third person, per night.

Our 2-room apartments include a bedroom with a double bed, for 2 persons. The living room is equipped with a comfortable sofa bed for 2 persons, and therefore allows the possibility of lodging for additional persons. For 3rd and 4th persons, there is a supplement of 12 euros, per person, per night.

Our 3-room apartments contain two bedrooms with double beds, accommodating a total of 4 persons. The living room is, in most cases, equipped with a 2-person sofa bed. For 5th and 6th persons, a supplement of 12 euros, per person, per night will be charged.

A supplement of 3€ per person and per supplementary night is applied in high season for all complementary lodging to the number of bedding foreseen initially in the apartments.

As a matter of course, we prepare our apartments in function of the number of persons indicated on the reservation request. Do not forget to specify sleeping arrangements for your stay.

4. Seasons.

Always in order to give you the best rates all yaear long, we have defined 3 periods:

Hight season : from 16th to 29th may 2007 - from 30th june to September 2nd 2007

Middle season: from march 31 th to may 1st th 2007 – from may 05 to 09th 2007– May 29th ti June 29 june 2007 - from Spetembre 03th to 30th 2007 - from december 22th 2007 to january 06th 2008
